We found the original builder-grade lock had corroded internally, a common issue in Braeswood Place where the humidity off Brays Bayou accelerates metal fatigue in older hardware. We installed a Schlage B60N Grade 1 deadbolt with a reinforced strike plate screwed directly into the door frame stud. The key turns smooth now, and the door actually sounds solid when it closes.
Rekey After a Rental Tenant Turnover, The Heights


This Heights duplex had gone through four tenants in three years, and the landlord had a jar of unmatched keys with no idea which opened what. Rather than replacing five perfectly good Kwikset locks, we rekeyed them all to a single keyway and added a restricted duplication profile so tenants can’t copy keys at the hardware store. The landlord now carries one key for both units, and the next turnover takes ten minutes instead of a full day of coordinating lock changes.
Commercial Exit Device Panic Bar Failure, Greenway Plaza Office


A property manager called us at 6:00 a.m. because the panic bar on their ground-floor tenant’s exit door wouldn’t release, and the fire marshal was doing inspections that week. The old device had a broken dogging mechanism and had been “repaired” twice with hardware store parts that weren’t rated for commercial use. An Eastwood homeowner came home to find his door frame splintered and the entry lock destroyed from a kick-in attempt. The burglar didn’t get in, but the door wouldn’t close or lock, and it was past 10:00 p.m. We arrived within the hour, secured the door temporarily, and returned the next morning to install a steel strike box with 3-inch screws into the framing stud, plus a Mul-T-Lock MT5+ deadbolt with a reinforced collar that resists wrenching attacks. The door is stronger now than it was when the house was built, and the homeowner’s insurance adjuster specifically noted the upgrade in his report.
